DIRECTORS
GEORGE BENTLEY, DIRECTOR
George's background is in building and scaling businesses. He has grown ventures to multi-million-pound scale, with a consistent track record of identifying opportunity, building the operational infrastructure to realise it, and executing with discipline.
His expertise spans commercial strategy, systems design, and growth - the capabilities that determine whether a business opportunity becomes a functioning, performing asset or remains an idea. He brings that same rigour to Lunasands, applying structured thinking to every stage of the acquisition and development process.
George also manages a property portfolio across the UK and Spain, giving him direct, ongoing insight into what makes property assets perform across different markets and conditions.
AMBER SANTOS, DIRECTOR
Amber brings over fifteen years of hands-on experience across the property industry, spanning estate agency, residential development, and interior design. Her career has given her an unusually complete view of the market from understanding what buyers want and what drives resale value, through to acquiring, developing, and delivering properties that consistently perform above expectation.
Her background in estate agency informs every acquisition decision at Lunasands. Where others assess a site on paper, Amber reads it through the lens of the end buyer, understanding instinctively what will sell, at what price, and why. That resale intelligence, combined with a formal first-class BA and training at KLC School of Design, means design capability is embedded in the Lunasands framework from day one.

AMY POTTS, A | P CONSULTING
Amy's career spans over 12 years leading corporate marketing and creative operations across global organisations, including 7 years at Sage directing brand operations across 23 countries and managing budgets totalling £35M. She has designed operating models, built cross-functional planning frameworks, led high-trust teams, and managed senior stakeholders across complex global organisations. She now works with established and early-stage businesses on communications, marketing, and operations strategy, shaping how they are positioned, operationalised, and understood.
Within the Lunasands framework, Amy brings her extensive experience as a strategic and practical driving force, acting as communications strategist and operational powerhouse. She developed the brand positioning, messaging framework, visual identity, and market presence strategy, all tied back to a single brand story that carries through everything, from internal strategy docs to how the business shows up publicly.
Chris began his career in construction as a quantity surveyor before transitioning to architecture, a background that gives him an unusually integrated view of both design and delivery. He established House of Grandeur following several years with award-winning practices, and the studio now works across all stages of the RIBA Plan of Work, from initial brief to handover, spanning residential, commercial, conservation, and heritage projects.
Within the Lunasands framework, Chris provides architectural assessment as an integral part of the disciplined validation process applied to every opportunity. Development feasibility is tested from an architectural standpoint, ensuring that what is presented has already been challenged, assessed, and validated with design intelligence and execution capability in mind.
